A new luxury development in Applecross is set to offer buyers a slice of the leafy riverside suburb’s lifestyle in an apartment setting, with gardens in the sky, premium amenities and a limited number of exceptional residences.
Located at the sought-after Kintail Road precinct, the $89 million Forbes Residences has been designed to set new benchmarks for quality, innovation and sustainable design in the Perth apartment market.
The development by Mustera Property Group offers just 34 three and four-bedroom apartments.
The design for Forbes Residences was led by award-winning Singapore-based WOHA Architects – the architecture firm’s first project in Western Australia – supported by Perth firm MJA Studio.

Forbes Residences has been designed as a vertical village with four apartments per floor and a landscaped sky garden every three levels, which allows for abundant natural light throughout the building and provides a leafy outlook for residents, representing the traditional cottage garden feel of Applecross.
Residential amenities will include a pool, a gym, a residents’ bar, a chef’s kitchen, and lounge and dining facilities, while a publicly accessible garden on level one can be accessed by residents and the local community.
Targeting a five-star GreenStar rating, Forbes Residences boasts a number of sustainability features with natural cross ventilation throughout the building, wind scoops to ventilate basement levels with fresh air and rooftop solar power powering common area services.
Recycled wastewater is also used for garden irrigation and occupants can take advantage of end-of-trip facilities.

The development will include a limited number of short-stay accommodation units, together with boutique retail and commercial space.
Short-stay accommodation at Forbes Residences will be managed by an independent hospitality group and will have a separate entrance to the building’s residential apartments, with no access to residential amenities.
Mr Zborowski said the unique design and prime location of Forbes Residences had already drawn keen interest before its launch today Saturday February 20.
“Applecross is, of course, a prime location – within 8km of the Perth CBD, Optus Stadium and the Crown entertainment precinct, as well as Westfield Booragoon, IGA supermarkets, quality schools, Canning Bridge train station, and a variety of cafes and restaurants essentially on your doorstep,” he said.
A limited off-market VIP launch late last year was met with a strong response, with a number of apartments already under contract.
Prices at Forbes Residences start from $1.6 million for a three-bedroom, three-bathroom apartment, and construction is expected to commence mid-year.
