Parcel Property’s upcoming NOMA Residences development in prestigious Mosman Park is set to reflect the aesthetic of the local environment and will be surrounded by a plethora of useful amenities.
Sitting on Glyde Street, the development will include 54 designer apartments and three commercial tenancies, bringing much-needed medium-sized dwellings to the area.
“The product mix responds to increasing market demand for a medium-sized apartment product that enables people to downsize without leaving the area they know and love,” Parcel Property Built Form General Ross Catalano said. “We know there is a lack of new downsizer-friendly properties in the local catchment.
“We consider internal, external and community design elements in equal measure – ensuring a cohesive response across interior layout, building typology, community and public spaces and, importantly, public realm.
Mr Catalano said NOMA was designed to reflect the area’s leafy streetscapes, with a variety of textures colours and scents to evoke a feeling of wellbeing and connection.
“NOMA’s architectural design aesthetic combines warmth and personality with an elegant, refined style,” he said. “Paying homage to its premium location on sought-after Glyde Street, NOMA’s architectural response focuses on craftsmanship and materiality.
“Exposed brick, archways, timber and soft landscaping is a nod to the traditional streetscape, with modern execution that will make an enduring contribution to sense of place.
“Three unique interior palettes have been created which are responsive to the natural context of the site – river, land and sea.”
The apartment complex is situated perfectly between the ocean and the Swan River and was designed by award-winning architecture firm Plus Architecture, with interiors by DKO.
The $50 million development will include a variety of apartment sizes, with 13 one-bedroom, 20 two-bedroom and 21-three bedroom apartments. In addition, a residential roof terrace and business lounge will create a great sense of community.
“A mix of one, two and three-bedroom product also provides choice for young professional couples and families, as well as those looking to enter the market for the first time,” Mr Catalano said.
Developed by Parcel Property and constructed by PACT, which both fall under Dale Alcock’s ABN Group, will ensure a wealth of trusted building experience for NOMA.
“Our experience across masterplanned developments and multi-residential means we place a high value on the social, environmental and economic aspects of each community we create – no matter how large or small,” Mr Catalano said.
NOMA apartments are now available for purchase, with construction set to start March/April this year and completion expected around August 2022.
Mr Catalano said the development’s Glyde Street location made it highly sought-after, with new residential development, landscaping, cafes, restaurants and shops making it desirable, as well as its proximity to Mosman Park train station and some of Perth’s best-performing schools.
“NOMA’s location in Mosman Park represents the fundamentals of good neighbourhood development – premium location, exceptional connectivity and infrastructure, combined with established character and amenity,” he said.
One-bedroom apartments at NOMA start from $440,000, two bedrooms from $690,000, three bedrooms from $895,000 and penthouse dwellings from $1.65 million.
